A Bespoke Service
We offer three different types of service; however we maintain a flexible attitude and are generally able to adapt our service to meet our client’s individual circumstances and needs.
Fully Managed
10% + VAT
This is our fully comprehensive service. We will introduce and professionally reference the tenant. We will produce tenancy agreements and notices, alongside a comprehensive property condition inventory with photographs. We will also secure a deposit equivalent to six weeks rent with the Tenancy Deposit Scheme. We will manage all the day to day issues such as repairs, 24 hour emergency callouts, rent payments etc. During the tenancy we will inspect the property on a quarterly basis and advise you of our findings.
Rent collect
8% + VAT
We will undertake a valuation/market appraisal. The property will be listed under the web-portal www.onthemarket.com, as well as on our own website and social media platforms. Viewings will be accompanied unless you state otherwise. We will seek to find suitable tenants for your property. Comprehensive referencing checks of potential tenants or if required guarantors will be completed by an outsourced referencing company. An AST (a Shorthold Tenancy) agreement will be prepared and issued in readiness for the tenancy start date. We will arrange registration of the deposit with the TDS (Tenancy Deposit Scheme). Property inventory and a schedule of condition report will be completed. We will collect monthly rent payments and issue statements for your accounts. All maintenance issues will be the responsibility of the landlord.

Tenant find fee £450 + VAT (Includes initial Tenancy Agreement)
This service is most suited to experienced landlords who have the time and resources to deal with any issues that arise from renting their property. In this service we will still advertise the property through all main property portals. We shall also professionally reference the prospective tenants, produce tenancy agreements and collect the first month’s rent together with the deposit. All maintenance issues will be the responsibility of the landlord.
It is now a legal requirement for all rental properties to have a valid EPC. Frosty Fields Estate Agents reserve the right to authorise this work on any property where any landlord fails to provide us with the document.
It is assumed that our contractors will carry out the Landlord Gas Safety certificate and or PAT testing (Portable appliance test if necessary). Please inform us if you wish to arrange your own contractors to carry out the testing to avoid duplication.
